Quarante is about one mile from the Canal du Midi, five miles from Capestang, 17 miles from Beziers, and 25 miles from the Mediterranean Sea. A lovely authentic French village, it has its “petite marche traditionel” every Wednesday and Friday morning. With around 1500 residents, you’ll find everything you need; an epicerie, boulangerie, 2 boucheries, 2 hairdressers and a bar/restaurant.
The property is a 2-tiered, 2-bedroom, 2-bathroom village home, with an open plan living room/dining area and a fully appointed kitchen on the first floor. A few steps from the living room is an office space with a laptop, printer, and phone, perfectly suited for any communication needs. The guest bedroom and private bath is also on the ground level.

In 2006, after successfully selling all the shares of La Placette (another fractional ownership home Quarante), I couldn’t resist buying anothers weet cottage which I named Moulin a Vent (so named the address is 13 Moulin a Vent). This co-ownership property also quickly sold out and the original owner group still LOVE MAV and rarely part with a share. This is the first share for resale in 17 years!
You will love this home as it is a stunningly beautiful property with a private garden where you can enjoy your favorite rose or apéritif. About 10 years ago, Moulin a Vent was expanded to double its original size and was lovingly furnished with a combination of French antiques, wicker and pine furniture, firm beds, and unique lighting. For those who find stairs daunting, this is my only fractional property with a bedroom and living area on the ground floor.
The 11th Century Eglise Sainte-Marie is well known as a stopping point on the pilgrim’s route, Santiago de Compostela. As a wine makers village, it’s a treat to visit during the “vendange” (grape harvest) when tractor after tractor of local grapes make their way to the Cave Cooperative. Their wine is part of the St. Chinian appelation.
The lively local festival of the running of the bulls (la fête taurine) takes place in June. For the fête, the village erects steel barriers. The village square outside the church offers non-stop refreshments, long tables for enjoying the company of fellow villagers, and a brass band. This type of running of the bulls is called the abrivado. The tradition is particular to this part of France, in and near the Camargue region. A 1/7th resale share entitles you to four high season weeks and three low season weeks of usage each year. (Next time reserved is June 2023) The running costs are equally split among the owners. These dues average between 700-800 euros/year. Moulin a Vent uses a rotational calendar with a high and low season booking system.
